About our Office

Montour County is an 8th class county containing approximately 8,200 parcels.  The records for all properties in Montour County are kept in the Assessment Office.  Property record cards indicate the assessed value, lot size or acreage, the size of any buildings on the property, owners name, address and the parcel identification number. The assessed value is the figure used to calculate real estate taxes by taking the millage times the assessed value.
 
The County and township/borough real estate tax year is January 1st through December 31st, with tax notices being mailed on March 1st. The school tax year begins July 1st through June 30th of the following year. School tax notices are mailed in July.

Assessment Appeals

Any person or business whishing to appeal an assessment must do so in writing by of the Assessment Appeals form.  The written appeal must be submitted by September 1 of the assessment year.  The form must be returned to the Montour County Office of Tax Assessment accompanied by the appropriate fee to:

Clean and Green

Clean and Green is a preferential tax assessment program, that bases property taxes on use values rather than fair market values. This ordinarily results in a tax savings for landowners.  The Pennsylvania General Assembly enacted the program in 1974 as a tool to encourage protection of the Commonwealth's valuable farmland, forestland and open spaces.  Currently, more than 9.3 million acres are enrolled statewide.

Useful Information

Homestead Exemption

The Taxpayer Relief Act provides for property tax reduction allocations to be distributed by the Commonwealth to each school district. Property tax reduction will be through a “homestead or farmstead exclusion.” Generally, most owner occupied homes and farms are eligible for property tax reduction. Only a primary residence is eligible for property tax relief.

Application for Homestead Exclusion is available by contacting your local school district.

Property Tax Graphic

A millage rate is the tax rate used to calculate local property taxes. The millage rate represents the amount per every $1,000 of a property's assessed value. Assigned millage rates are applied to the total taxable value of the property in order to arrive at the property tax amount.

Each municipality within Montour County has an elected tax collector.  Some municipalities allow tax payments to be made online.  Tax payments should be made to the respective tax collector for your municipality.
